How to choose a marketing agency for a Dubai real estate agency
An agency is one of six ways to get buyer enquiries: hire in-house, portal listings, a generalist agency, a specialist agency, a freelancer, or run it yourself. The real decision is whether the enquiry is exclusively yours and how fast it is answered. Here is what each costs and when each is wrong.

Who wrote the list you are reading?
Most pages titled "best marketing agencies for" a category are published on the website of one of the agencies on the list, and that agency is usually near the top of it.
The check takes ten seconds and you can run it on every result you open, including this one. Look at the domain in the address bar. Open its services page in a second tab. If that domain sells the same service the list is ranking, the list is an advertisement with a table in it. Then look for a named author and a date, and ask whether either is on the page at all.

What should you ask any agency before you sign?
Eight questions. The second one is the fastest way to find out whether a provider has actually run property advertising in this market.
Which areas have you already taken, and will you take my competitor in mine?
A good answer is a list and a limit in the agreement. Two agencies in the same area, run by the same team, bid against each other for the same buyers.
How will you handle the advertising permit on every creative?
A good answer names Trakheesi and the permit number, and describes who obtains it before anything runs. An agency that has not raised this has not run property ads in Dubai.
Will the enquiries be exclusively mine?
A good answer is yes, and explains the difference from a portal enquiry, where the same buyer is very likely tapping two other listings for the same unit inside the same ten minutes.
What happens to an enquiry that arrives at nine in the evening?
A good answer is a reply inside minutes, every day, without an agent being awake for it. Property Finder's own survey found only about 36% of enquiries get an agent reply within 30 minutes and 30% get none at all.
What is qualified, and who decides?
A good answer is a written definition: budget, timeline, whether they are in the country, cash or mortgage, and what happens to the ones that fail it. Without that definition, qualified means whatever is convenient at the end of the month.
Who owns the ad account, the CRM records and the WhatsApp number?
A good answer is your agency, with access you can withdraw the same day. In a market where agents move between brokerages, the contact history is the asset.
What does the weekly report show?
A good answer puts spend, enquiries, qualified enquiries and booked viewings on one line. Reach and impressions describe the advertisement, not the pipeline.
What do you need from my agents, and what happens if they do not do it?
A good answer is specific about response times and viewing attendance, and says out loud that the system cannot fix an agent who does not call back. Anyone promising results independent of your team is selling you something else.
Why does speed decide which of the six works?
Because in this market the enquiry is a race that starts before you see it, and every option above is only as good as the reply time behind it.

What is the difference between portal leads and exclusive enquiries?
A portal enquiry usually reaches several agents about near-identical units and is decided by who replies first. An exclusive enquiry comes from advertising you paid for, arrives only to you, and can be qualified before anyone drives to a viewing.
The cost per enquiry is higher and the cost per booked viewing is the number worth comparing.
Does every property advertisement in Dubai need a permit?
Property advertising in Dubai is regulated by the Dubai Land Department, which issues the advertising permit through Trakheesi. Ask any agency how they obtain and display the permit on every creative before anything runs.

How do I tell whether a best agencies list in this category is independent?
Look at the domain publishing it and open its services page. If the site publishing the ranking also sells the service being ranked, it is an advertisement with a table in it.
