A portal lead in Dubai is not a buyer. It is a person tapping three or four near-identical listings in the same ten minutes, and the reply that reaches them first with something useful is the one they answer. Everything below is built around that one fact.

Why the first five minutes decide it

Two numbers set the clock. Property Finder's own survey of its enquiries found that only about 36% get an agent reply within 30 minutes, and 30% never get a reply at all. The Lead Response Management Study, the largest public dataset on web-lead response, found the odds of qualifying a lead fall about 21 times between minute five and minute thirty.

The second fact is structural. Since October 2022 the Dubai Land Department has allowed a seller to list one property with up to three brokers, each holding a digitally approved Form A (Gulf News, October 2022). A buyer who enquires on three similar units has just messaged somewhere between three and nine agents. You are not following up a lead. You are in a race you did not know had started.

The first message, under 40 words

It has four parts and nothing else: their name, the exact unit, one fact they did not have, and one question that needs an answer. No brochure, no link, no voice note, no "Hi, how can I help you today?"

The fact is the part that earns the reply. Availability, the real service charge, the next viewing slot, the last sold price in the building. Anything the listing did not say and the other two agents will not bother to look up. The question does the qualifying: move-in or investment tells you timeline and budget without asking for either.

Four touches, two of them with new information, one of them a call, and a hard stop. The stop matters as much as the speed: an agent who sends the sixth "just checking in" is the one the buyer blocks, and a blocked number cannot be nurtured.

What to ask before you book the viewing

Three questions, in the conversation, never as a form. Are they buying to live in or to let. When they want keys, and whether that is tied to a lease ending or a visa date. And whether they are paying cash or need a mortgage pre-approval, because a mortgage buyer in Dubai has a 60 to 90 day timeline you cannot shorten. A buyer who answers all three is worth a viewing. A buyer who answers none is still researching, and your weekly message is enough.

Why this cannot run on a phone in a pocket

The script works. The reason most agencies cannot run it is that the five-minute window arrives while the agent is in a viewing, in traffic, or asleep. Portal enquiries cluster in the evening, after the buyer gets home. The agencies that win the race have the first message sent automatically from the agent's own number the moment the enquiry lands, with the unit and the fact filled in, and the agent only steps in at the call. That is a system, not a habit, and it is the part we build.
